Why is a Comparable Market Analysis (CMA) so important?
A CMA compares recently sold properties to the
home or lot that is going to be sold. There are many factors that have an
influence on the market price of a house such as the year built, size of
garage, living area square footage and lot size to name a few.
It is important that you have a CMA done on your
property so you do not over or under-price it. If a house is over priced, it
could be a long time before anyone even makes an offer. A seller's market is
competitive as others want to sell their property too. The other problem, with
a buyer offering more than the property is worth, a lender will not loan more
than its appraised value. Having a home "fall out of escrow" can really change
future plans and puts you back to "the beginning".
Who can give a CMA?
Your Realtor can give you a Comparable Market
Analysis (you probably already knew the answer). A Realtor has access to the
local Multiple Listing Service (MLS). In most cases, several other similar
properties have sold in recent months. In Lake Havasu, there are close to
eight hundred Realtors that are a member of the MLS which gives excellent
comparable results. The MLS offers a wealth of information and is used by many
appraisers too.
